Casa Aviv is an award-winning four-bedroom villa in Aldea Zama, Tulum, sleeping eight in four king bedrooms. Designed by Collab studio, the house is organised around leafy interior courtyards rather than one open plan, so four couples can share it without being in the same sightline all day. Every bedroom is en-suite, a private pool anchors the main courtyard, and shaded outdoor dining sits under mature planting. The kitchen is fully equipped with basics stocked, there is a washer and dryer in the unit, air conditioning throughout and high-speed wi-fi. The centre of Aldea Zama is four minutes on foot for dinner and coffee, while Tulum Beach and Cenote Calavera are each about ten minutes by car, and Cancun airport is roughly ninety minutes north. Casa Aviv is an award-winning villa designed by Collab studio, and the design decision that defines it is the courtyard. Rather than one large open plan, the house is organised around leafy interior courtyards that break the volume into pockets, so four couples can share a villa without being in each other's line of sight all day. Four king bedrooms, each en-suite, a private pool, and the calm that minimalism is supposed to deliver and usually does not.

Aldea Zama

Aldea Zama is the planned neighbourhood that solved Tulum's walkability problem, and the centre of it is four minutes from the door on foot: restaurants, cafes and boutiques without a road trip. Tulum Beach is about ten minutes by car, Cenote Calavera the same, and Cancun airport roughly ninety minutes north. It is the base to choose when you want the beach nearby rather than underfoot.

The Courtyards

A private pool anchors the main courtyard. Outdoor dining sits in the shade of mature planting, and the secondary courtyards create separate pockets of calm through the property so the group can spread out. Arrival and Service

Self check-in on a smart lock means arriving late from Cancun does not require coordinating with anyone, which on a ninety-minute transfer that can run long is worth more than it sounds. Room service is available on request rather than standing, and the property has security. Housekeeping and provisioning can be arranged through the concierge before arrival.

From the Door

The centre of Aldea Zama is a four-minute walk for dinner and coffee. Cenote Calavera is ten minutes by car and is the closest of the cenotes worth the trip. Tulum Beach and the hotel zone are also about ten minutes by car, which makes a beach morning and an Aldea Zama evening a normal day rather than a logistical exercise.
